The “Service” consists of the website (“Site”), an avenue for Owners to advertise their services and allow tenants to use the booking system, and pay online. Any pages we operate on third party social media applications, and the content and services we make available through them via the internet, mobile devices including smart phones and tablets, and/or interactive television devices and services, together with the provision by us of associated information, products and services by e-mail, social media, telephone, fax or mail.
The “Tenant” is the term used for the pet owners, the users of the service.
The “Owner” is the term used for the pet boarding establishment, which advertises using our service.
The Site and our Service
This site is a venue which allows Owners of Pet Boarding Establishments to advertise one or more pet rental opportunities, each availability for rent, available in a variety of pricing formats, to potential pet owners (“tenant”) We may also offer online booking or other tools or services to allow Owners and tenants to communicate with each other and to enter into rental agreements or other transactions. Our service provides a venue for users to interact, and Pet Boarding is not, and does not become, party to any contractual relationship between the Tenant and the Owner, and does not mediate between the Tenant and the Owner in the event of any dispute arising between them. This is true even if the Site facilitates booking a Pet Boarding Establishment or the use of other tools, services or products, as the site is not a party to any rental or other agreement between Tenants and Pet Establishment Owners.
Pet Boarding Listings
Owners can agree with Pet-Boarding.co.uk (The Site) to place an advertisement which complies with UK law, and the sites terms and conditions. Owners can choose to advertise pet tenancy on the site, with 8% paid per online booking.
The vast majority of the material on the Service originates from Pet Establishment Owners, and we rely on Owners to accurately describe their establishment and requirements. We have little or no editorial control over the material and we therefore cannot guarantee the accuracy, timeliness, completeness, performance or fitness for any particular purpose of the material available through the Service. We cannot accept responsibility for errors, omissions, or inaccurate material available through the Service, and make no guarantee that the Service will be a described, or fit for purpose.
Whilst we take steps to prevent misuse of our systems, we cannot warrant that the Service will be free of viruses or other malicious code and accept no liability for loss or damage caused from the transmission of such code. We recommend that you always use up-to-date firewalls and anti-virus software to protect your equipment and data.
Any bookings made using our Site is used at your own risk, and we will not be liable for any loss or damage arising out of or in connection with access or use of the Service (except to the extent that such liability cannot be excluded by law).
Payments and Commission
Owners of Pet Boarding Establishments can list their properties for free, under a pay-per-booking subscription type, enabling them to advertise each Listing without any upfront fee, but in exchange will be charged a commission equal to a percentage of the base rental amount paid by a Tenant on every booking sourced through the Site, as set out in the subscription process (“the Commission”). Pet-Boarding.co.uk reserves the right to change the applicable Commission, with any changes to be notified to the Owner 30 days before the new Commission is applied. The new Commission rate will be deemed accepted if the Owner does not remove his Listing by the time the new Commission is applied.
The calculation of the Commission will include applicable payment processing fees related to online payment, but shall not be assessed on amounts charged for taxes and/or by PayPal. It is the Owners’ duty to accurately breakdown the different amounts charged to the Tenants.
Online booking and payments are required for all pay-per-booking Listings. Owner further commits to manage communications enquiries and booking payments through Pet-Boarding’s platform and tools. Use of external tools and payments not processed through Pet-Boarding’s platform is free.
Processing of the amounts paid by the Travellers, less Pet-Boarding’s commission, is managed by Pet-Boarding’s third party provider PayPal. Owner acknowledges and accepts that Pet-Boarding has no involvement in the payment process and shall have no responsibility with regards to the correct payment of the booking.
Owner commits to provide only accurate and up to date information in each Listing (including the description, rates and cancellation policy), and shall not impose different conditions on the Tenant than those set out in the listing. Failure to comply with the obligations set forth in these terms and conditions may result in Owner’s permanent exclusion from the Site and from any of its affiliated sites.
Owner shall choose a cancellation policy among the ones proposed by Pet-Boarding. The selected cancellation policy may be changed by the Owner at any time and shall be applicable to all Listings. No Commission shall be charged on cancellation of bookings where the applicable policy allows full refunds, but shall be charged on any amounts withheld according to the terms of the applicable policy.
Listing published on a pay-per-booking basis will be displayed on the Site indefinitely; however Pet-Boarding reserves the right to remove or refuse to publish any Listing at any time in its sole discretion. Advertiser can also suspend or remove their Listings at any time, through their dashboard or by contacting customer service.
Use of Information
You are solely responsible for the content, accuracy, and completeness of the Trade Business Information, and agree only to provide true, accurate, current and complete information. You also accept all liability arising out of or in connection with your processing and transmission of the Pet Boarding Establishment Information.
You acknowledge that we may edit, modify or remove any parts of Trade Business Information which we consider is in breach of any of the provisions of this Agreement, and/or suspend or terminate your access to the Service without notice.
By providing Trade Business Information you grant to us a royalty-free, perpetual, irrevocable, non-exclusive license to use, copy, reproduce, modify, publish, edit, translate, distribute, perform, and display the material alone or as part of other works in any form, media, or technology whether now known or hereafter developed, and to sub-license such rights through multiple tiers of sub-licensees. The foregoing grants shall include the right to exploit any proprietary rights in such materials, including but not limited to rights under copyright, trademark, service mark or patent laws under any relevant jurisdiction. You also waive any moral rights you have in the materials. Do not Post any materials on the Service that you would not want us to use in this way.
We check the information that you provide on registration and during your continued use of the Service. You acknowledge and agree that we may at any time request verification and identity and address documents and information from you in order to complete our fraud prevention and identity and address verification checks which we carry out from time to time. We reserve the right to terminate the provision to you of the Service or restrict your access to the Service at any time in the event that you fail to provide all of the requested verification and identity and address documents within the requested timescale or if you do not pass our fraud prevention or identity verification checks.
You consent to information about the device you use to access the Service and verification, identity and address documentation being collected and processed for fraud prevention purposes and we may use third parties (and information they provide) to help us prevent fraud or unauthorised access to our Service.
You agree not to copy, reproduce, modify, create derivative works from, distribute or publicly display any content (except for your Trade Business Information) from the Service without our prior written permission.
Appearance in Search Results
Pet-Boarding cannot guarantee that your listing will appear in any specific order in search results on a Site. Search order will fluctuate based on a variety of factors such as search parameters, listing quality, availability, location and how frequently a calendar is updated, and other factors that Pet-Boarding may deem important to the user experience from time to time. Listing appearance or order in any particular search result may also vary depending on the search criteria used by the particular tenant. Pet-Boarding reserves the right to apply various search algorithms or to use methods to optimize results for particular tenants’ experiences and the overall marketplace. Listings placed on a non-subscription basis, may not always appear in search results in any particular subscription level or at all.
Rights and Obligations of the Pet Establishment (‘Owner’)
The Owner shall submit accurate and truthful particulars about his/her personal identity, payment data, boarding facilities offered in Listings and other communications using Pet-Boarding systems.
The Owner warrants that all of the information provided to Pet-Boarding is accurate and up-to-date, including, but not limited to any and all representations about any Property, its amenities, location, price, and its availability for a specific date or range of dates. The Owner will only list Boarding Facilities which the Owner is entitled to rent to tenants (Pets) which meet legal requirements, and each Listing must relate to an individual and uniquely identified facility.
The Owner undertakes to ensure that the information on the Listing is kept accurate and up-to-date for the entire time the Listing remains on the Site, and if a translation is provided to ensure that it is carefully and correctly translated, and to comply with the listing guidelines when drawing up the Listing. The Owner shall not give misleading particulars about the origin of any information or include details that may conceal the true source of any information.
The Owner undertakes to ensure that the calendar for each Listing is keep accurate and up-to-date to reflect the availability of the relevant facility as it is booked. On date-based searches, listings having calendars which are 60 days or more out of date will be filtered out of results.
Owners are responsible for ensuring that their Listings do not infringe the law or the rights of any person, animal or entity. Listings must not contain false information, personal insults, anything slanderous or defamatory, or anything that infringes copyright or data protection law.
Photographs included in a Listing should depict the Property as the main subject of the photograph and may not include children, animals or adults if you do not have their legal consent or any information that would violate the privacy rights, intellectual property rights or any other rights of a third party.
We do not tolerate spam or unsolicited commercial electronic communications of any kind. It is prohibited to misuse Pet-Boarding systems, such as by sending unsolicited commercial communications (spam) or disclosing personal information of users to a third party, unless you have the express permission from the user. You agree that you will protect other users’ personal information with the same degree of care that you protect your own confidential information (using at minimum a reasonable standard of care), and you assume all liability for the misuse, loss, or unauthorised transfer of such information.
We may from time to time provide or facilitate services to Owners to create or improve the quality of their property listings. We also may from time to time create new, or otherwise change, the location or geographic descriptions we use to identify properties in their listings and search results. Consequently, we may change the location or geographic description associated with any property listing. However, we assume no responsibility to verify property listing content or the accuracy of the location. Owners are solely responsible for ensuring the accuracy of listing content and location or geographic descriptions and agree to promptly correct (or contact us to correct) any inaccuracy.
If any Listing is in breach of these Listings Terms, Pet-Boarding reserves the right to suspend, down-tier or terminate the relevant Listing.
Owners are required to keep their account login details secret and not to pass them on to third parties or use them to provide shared access for example over a network. Owners should use a password which is unique to their use the Site – they must not use the same password as is used for another site or email account.
The Owner shall be responsible for all charges relating to the Property and the Listings, and shall account to the relevant authorities for all applicable taxes (including, where relevant, VAT) on the payments they receive.
Our rating system is designed to provide Tenants and Pet Establishments with independent feedback on the quality, value and reliability of trade businesses. Furthermore, your willingness to be rated may provide Owners with a level of confidence regarding the Trade Business’ ability. A key reason that Ratings are made available through the Service is that Owners are able to read reviews by your previous customers. You therefore agree that your performance in carrying out each booking may be rated and reviewed by the applicable Owner and that the ratings and reviews will be published on the Service.
Should you (or any of your tenants) have a dispute with a Owner, you must address such dispute directly to the Owner concerned. However, you agree to notify the details of the dispute to us as soon as reasonably practicable.
RSPCA should be contacted if you feel there is an issue, see Reporting cruelty Section or refer to the RSPCA site. They may decide to investigate any grievances held by you or by Owners and may discuss any such investigation, and lawful action we deem necessary in the event of a cruelty or neglect.
In the event of a suspension or termination, no further fees shall accrue to the extent that access to the Service is suspended or terminated. However, any fees already accrued shall become immediately payable.
Licences and Certification
Pet Establishments require a llicense for animals, under the Animal Boarding Establishments Act 1963
No person shall keep a boarding establishment for animals except under the authority of a license granted in accordance with the provisions of this Act.
We advise Tenants to request sight of evidence of applicable licences or registrations (as applicable) prior to booking your pet in for a stay. As an Owner, you agree to comply with any reasonable requests submitted by the Pet Owners/Tenants with regards to the verification of such licences, registrations or information.

Read the RSPCA checklist
Take a note of what you’ve seen, using the checklist below, and then call our 24-hour cruelty line 0300 1234 999. You will be asked to give a detailed description of what you have seen or heard, so be ready to give the following information.
Your own name, address and telephone number for our records. It is RSPCA policy to treat all complaints in the strictest confidence. Your name will not be disclosed without your permission, but the RSPCA inspector will need to contact you if you want to know about the result of his or her investigation. Please note that this may only be when the investigation has been concluded.
The date, time and place of the offence. Photographs showing the cruelty involved may provide vital evidence in a prosecution case. If by any chance you have a camera to hand and it is safe for you to use it, please do – mention this to the controller who handles your call.
Our controller will need to ask you a series of questions about the animal(s) involved to establish the full situation. These will relate to what you have seen in relation to the animal’s environment and its bodily condition. The RSPCA believes that the basic welfare of all animals must take into account the ‘Five Welfare Needs’. These needs are: – somewhere suitable to live – a proper diet, including fresh water – the ability to express normal behaviour – for any need to be housed with, or apart from, other animals – protection from, and treatment of, illness and injury.
If known, the name(s) and address(es) of the person(s) involved.
The names and addresses of any witnesses.
The registration number and description of any vehicle involved.
